South Florida’s real estate market continues to present affordability hurdles as new data reveals that Miami has the highest fixed mortgage rates among large U.S. metro areas. A recent study shows that only 58% of approved fixed-rate mortgages in the Miami region had interest rates under 7%—the smallest share in the country.
By comparison, the median fixed mortgage rate in Miami stands at 6.990%, noticeably higher than the national median of 6.750%, making it harder for prospective buyers to finance home purchases affordably in the area.
This news comes as another blow to homebuyers in South Florida, a region already grappling with soaring property values since 2020. With elevated mortgage rates, the cost of borrowing increases significantly, limiting purchasing power and pushing monthly payments higher for those relying on financing.
High Prices and Structural Challenges
Several factors are driving mortgage rates higher in Miami and across Florida:
- High home prices: Miami remains one of the most expensive residential markets in the country. Bigger price tags often translate into larger loan amounts, which in turn may come with higher interest rates.
- Lower credit scores: Floridians tend to have slightly lower average credit scores than the national norm, making it harder for many to secure the most favorable loan terms.
- Judicial foreclosure laws: Florida is one of the few states where lenders must go through the courts to foreclose on a home, a process that is costlier and riskier for lenders. These added costs are often passed down to borrowers in the form of higher interest rates.
Statewide Trend
Miami is not alone. The study also ranked Orlando among the large metros with some of the worst mortgage rates, with only 63.6% of fixed-rate mortgages coming in under 7%. Overall, Florida ranks among the top 10 states with the highest median interest rates for fixed mortgages.
In stark contrast, the Washington, D.C. metro area had the most favorable figures, with about 75% of approved fixed-rate mortgages falling under the 7% threshold.
Affordability Crisis Deepens
The combination of high mortgage rates and steep home prices is contributing to a broader affordability crisis in South Florida. As borrowing costs rise, more potential homeowners find themselves priced out of the market, while condo sales slow and price growth stagnates, according to recent reports.
With interest rates expected to remain elevated for the foreseeable future, the outlook for affordability in the Miami housing market remains challenging. Policymakers, lenders, and developers may need to explore new solutions to ensure homeownership remains accessible to a broader range of residents in one of the nation’s most sought-after regions.
