St. Petersburg, Florida, is witnessing an unprecedented rise in available housing inventory, marking a historic high for the local real estate market. According to Realtor.com Senior Economist Joel Berner, the city is experiencing a flood of new inventory, particularly among larger homes.
A closer look at housing data reveals that the number of new listings skyrocketed by 166.9% in February 2025 compared to the same month in 2024. This surge has placed St. Petersburg at the forefront of Florida’s housing market boom. The state as a whole saw 168,717 homes for sale in February, the highest number ever recorded in Realtor.com®'s data history since 2016. That figure represents a 34% increase year over year and a staggering 164% jump in St. Petersburg alone.
Despite this flood of new inventory, buyer demand remains strong, as the typical time a home spends on the market remains unchanged from last year. This suggests that while supply is growing rapidly, the demand for homes in this sought-after Gulf Coast city is keeping pace.
For buyers, this increase in inventory presents a unique opportunity to explore a wider selection of homes, potentially at more competitive prices. For sellers, adjusting to a shifting market will be key, as more choices for buyers may mean longer selling times or pricing adjustments.
As St. Petersburg continues to grow as a real estate hotspot, all eyes are on how the market will balance its surge in supply with ongoing buyer demand.
